No, it doesn't make complete since. Although there are areas where you need lots of acreage per horse/cow/sheep because grass doesn't grow well so it makes since there that it would be cheaper per acre. I can see some prize differences but there can be extremes. Right now we have 380 acres in Missouri. Acreage around here runs $1000-$1500 per acre for bare land. When we moved from the eastern Wisconsin/Illinois border we got $390,000 for a nice home, a couple small outbuildings, and 6 1/2 acres. Acreage in that area for housing development was around $15,000-$20,000 per acre. Most of what I have seen in Indiana for bare farmland runs $4000-$6000. Don't I wish our 380 acres were worth at least that $4000-$6000. :lol:
Land is going up down here. It will be 7 years this fall since we moved. We bought this place for $220,000. Now with the price per acre we are looking to almost double that just for the bare land. But we have done work and put new structures on the place so it has more then doubled in value.

Yes, that is possible. It didn't say that until a couple of months ago. It has been empty for at least a year. I am seeing more and more places that say that. Newer places even. I think some people just don't want to bother with the whole I'll give you this price if you fix the squeaky door, etc. Of course that is an exaggeration. :lol:
Still depending on the problems it may or may not have unless the house is a total loss it is a very good price even if it needs work.

I HATE that about selling a house! When I sold my house just before the one I have now I told my agent I would do absolutely no cosmetic things that the buyers wanted. When they put in their offer I only did the major stuff (they wanted the gutters cleaned, some electrical things checked, and the furnace serviced) but I said if they wanted cosmetic improvements they could do it themselves. :angry My realtor thought we might lose the sale over it but I told her to tell them if they wanted the cosmetic things [i]nicely[/i] done they had better do them. All they were going to get from me was the shoddy bare minimum. ;)

he he he... We have you beat here in the Bay Area... We're at about 1million per acre... No buildings, no power, no water... Buy the land and pay for everything else...
If you want to drive an extra 20 minutes to work, you can get an acre and a broken down house for $800K.
an extra hour will buy 13 acres and a manufactured home for 1.2 million.... I am trying to talk Mike into this one... But since he already drives 2 hours to work... He's not exactly excited about it :cry:
I soooo want the ponies in the back yard!

Well, here is what $800k will get you here (and that includes the extra $30k for fencing as I didn't see any)... oh what I could do with this place (house is only 3 yrs old)...

Andrea, By bay area are you talking California? Either way, that is what I am talking about!! Ridiculously high prices. Land should have a price based Mostly on quality and some on Location,( near big cities, the ocean, scenery, etc). Unfortunately it is almost always Location, Location, Location, as the saying goes. :D

Oh, I found a new one and it is even better, I want, I want, I want... Hubby used to work on this farm keeping grounds and putting up hay when they brought in the big tractor-trailer loads from out west.
